If you want to have a chance at completing your projects before 2020 hits, you need to look at the delivery method of your project
We’re in the home stretch of year, with the deadline for completing 2019 roofing, paving, and building envelope projects rapidly closing. You may be thinking to yourself that it’s too late in the year to start any significant remedial projects; and for some projects, you may be right. While Design-Bid-Build is one of the most widely understood and followed methods in construction today, it may not be the best option when time is short. Simply put, Construction can only start once the Bid phase is complete. The Bid phase takes time and can only be started once the entire Design phase is over and signed off on. This can put unavoidable delays in the process and complicates 2-way communication between the design and construction teams.
On the other hand, the Design-Build project delivery streamlines the process and can speed up a project by 33% (or more!). Design and construction services are under a single source, so the entire process is collaborative. Construction can begin as soon as the relevant portion of the Design phase is ready, and Design is responsive to variable changes in the Build phase. They both work hand-in-hand to achieve efficiencies and effectiveness not possible with other delivery methods.
You’re probably thinking about project quality at this point - seems like quality may be compromised with a faster turnaround time. However, according to a study by The Construction Industry Institute and Pennsylvania State University, quality on Design-Build projects either met or exceeded that of other project delivery methods.
As an added benefit, the owner is protected through multiple levels of insurance coverage by both professional liability and construction insurance. Communication is simplified as well; rather than trying to coordinate with multiple vendors, owners have a single point of contact for the entire project, start to finish.
