Par Pharmaceuticals contracted StructureTec to perform a condition analysis of their roof systems. at the Rochester, MI plant.  Data Management Services (DMS), a division of StructureTec, provided an accurate, detailed condition analysis and recommendations based on the prioritization of maintenance, repairs, and replacement. It was found that several roof areas had active leaks and were in need of restoration or replacement.

 

As part of the roofing program, StructureTec designed and completed the replacement of roof area 11.  Prior to construction, StructureTec provided Par with construction documents which clearly delineated the exact scope of work. During construction, StructureTec provided Field Quality Assurance to enforce and guarantee the exact scope of work was completed as specified.

 

Construction Services Group, a division of StructureTec Group, performed the construction.

 

The scope of work included the following:

• Tear off of existing roof system down to the deck
• Installation of 2" isocyanate insulation
• Installation of 1" wood fiber board
• Installation of built up asphalt roofing
• Installation of new copings
• Installation of new flashings

 

The crew then applied an aluminized coating over the entire roof to protect from aggressive UV exposure.  Upon completion of the project, Construction Services Group issued a 10-year contractor guarantee. A 12 month and 24 month post-construction audit will be conducted to ensure the long term solution is achieved.
