Despite its age, the exterior building envelope was exhibiting major distress, having characteristics of cracked and deteriorated brick and masonry. Leakage has also been reported due to lack of a secondary waterproofing system.
StructureTec was engaged to perform an evaluation to determine the underlying causes of reported issues. In order to remediate the issues, the scope of work included:
This project was delivered via StructureTec’s Premier Engineered Projects, a design-build delivery method. Which encompasses StructureTec’s design and consulting services as well as Construction Services Group’s (CSG) construction services.
Prior to construction, StructureTec provided Johnson & Johnson with construction documents which clearly delineated the exact scope of work. During construction, StructureTec provided Field Quality Assurance to enforce and guarantee the exact scope of work was completed as specified. A 12 month and 24 month post-construction audit will be conducted to ensure the long term solution is achieved.
By performing building envelope restoration at the right time, Johnson & Johnson’s goals for a long term solution were met. They were able to minimize risk for leakage and structural failure, remediate the building before more significant degradation could occur, and they were able to mitigate risk of casualties and downtime.
